Adaptive re-use, 28 loft condominiums: 37,000 sf, Oakland, CA
In the Uptown area of central city Oakland the through-block Marquee Bldg. languished between Broadway and Telegraph Ave., just across from the beautifully restored Fox Theatre and two doors down from the 19th St. BART entrance. The development team transformed the five-story former office bldg. into an optimized underground parking level, 2 units of renovated commercial space at the ground level plus mezzanine, and 3 levels divided into 24 residential loft units above. Upper floor units enjoy views of the Theatre on one side, and downtown city views on the other with smaller units looking into a new interior courtyard. The one, two and three bedroom units combine the dramatic interior heights of the original structure and high bay daylight with modern finishes into spacious floorplans for urban dwellers. The project has become an integral part of Oakland’s Uptown revival.
