Planning and New Construction, 182 townhomes: 455,000 sf, Alameda, CA
On a former industrial property along the Oakland Estuary, the Boatworks project has gone through a series of incarnations including proposed adaptive re-use of large scale existing timber industrial structures into new live/work spaces. In this early edition were a new self-storage archway leading to a canopied common area for flea markets, events and farmers’ markets that filtered through a palisade of new live/work buildings before culminating in an aquatic amphitheatre with a floating stage. Various proposals for the 9.5 ac site followed with different configurations of open space at the waterfront that lent definition to both the immediate and larger communities.
The latest site plan proposes a new environmentally friendly community of 182 three story townhomes and single family detached units. Working with an urban fabric of small scale neighbohoods and existing grid street locations the proposed site plan knits the City together with an underutilized asset. The site plan creates pedestrian and bicycle-oriented, common garden pathways that lead to all front doors as well as to publicly accessible open space along the waterfront.
All units enjoy natural ventilation, as well as photo-voltaic ready roofs for future system installation. 1 and 2 car garages attach to ground floor entries and flex space with living areas and 2 to 4 bedrooms above. Private exterior decks and ground floor garden areas connect each unit with the outdoors. Within walking distance to Alameda’s historic commercial and civic district, the Boatworks Residential project offers modern urban living with the conveniences and rewards of a small town community.
