Super efficient, and adaptable high-tech and start-up company office space was designed within the shell of a former International Harvester assembly plant, warehouse, and stage set design studio for national bands such as Journey. All original steel truss and concrete column structural system was retained with the exterior windows recycled for interior private offices. For the exterior skin, we designed and built on-site, large cedar wood windows with their depth expressed on the exterior side of the glazing. A new restaurant was built into a street-side space adjacent to a garden carved out of the parking lot with 2 fountains and a stream. All 26 office space units (that vary from 3,000 to 30,000 sf) have their own street frontage or exterior identity and access. A common back corridor leads to a main entrance dedicated to a two-story grand hall of exhibition space.
